Mammoth Lakes, CA

Assignment – Recommend the most market driven product types for the remaining land to be developed within the Snowcreek Master Plan.
Challenge – Local government desired high priced housing for remaining development within Snowcreek similar to the glitz ski resorts such as Aspen, Vail, Park City etc.; while at the same time meet the developer’s need for pricing which would result in an increased rate of market absorption to offset slow market conditions to date.
Solution – We recommended that the subject not try to compete with the glitzy ski resorts which cater to a luxury market; but rather embrace the “family friendly” ski resort image created at Mammoth Lakes to date among consumers in Southern California. The recommended housing was to be large enough and the community was to be designed to cater to family vacations; while not offering either time share/apartment or estate home unit sizes, both of which have resulted in historically slow absorption.
Apartments, Triplexes, Townhomes & Flats, Single Family Detached
Assignment – Determine the highest and best use array of residential product types and establish market values qualified by a profitable rate of absorption for a location across the street from the Ontario Airport.
Challenge – Over 14,000 residential units currently in the pipeline (Ontario Model Colony etc.), and prospects for oversupply; coupled with currently slow for-sale housing market conditions.
Solution – Creation of a “Transit Oriented Development” that would offer an array of higher density housing within a “segmented” master planned community. We found that the local rental market was vastly undersupplied, so we recommended an array of higher density rental and for-sale housing with its comparable lower pricing; which would have a greater potential to capture the relatively lower income ranges of the local population; while at the same time allowing market values positioned significantly below the vast majority of new SFD housing planned for future development in Ontario.
Rancho Mission Viejo, CA
Single Family Detached
Assignment – Due diligence identification of the “market segmentation” opportunity within a large master planned community, establishing potential market pricing within a profitable time frame
Challenge – Large quantity of new home competition in “closer in” Irvine with outstanding public schools and a corner on the Asian American Market, coupled with relatively high land prices reflective of the expectations of a master developer with a South Orange County land location.
Solution – Establishment of market pricing for both the market rate and age qualified housing that would render the lowest available new home prices in Orange County, while maintaining a segmentation niche within the master plan, and values equal to “next generation” condominium/townhouse housing in comparison to the previous developed Phase I/Sendero at Rancho Mission Viejo. Our findings revealed no new construction age qualified housing comparable to the subject with a similar unit size and price range anywhere in the County.
